Since 2000,China's real estate industry has entered a golden period of development.In the process of rapid development of the real estate market,the price of commercial housing has also risen rapidly,but the prices of commercial housing in different regions have shown significant differences.Not only are house prices in first-tier cities such as Beijing and Shanghai different from those in other cities,but also the price differences between cities in the same region or province(city,autonomous region)are increasing.This regional price heterogeneity in the real estate market determines that the unified housing price control policy cannot meet the requirements for regulating real estate prices in different regions.It is necessary to analyze the factors that affect the difference in real estate prices in order to formulate real estate control policies suitable for different regions according to local conditions.Northeast China is an important production base of heavy industry in China.Overall,the price of commercial housing in Northeast China is significantly lower than that of first-tier cities.At the same time,the price of commercial housing is also significantly different within the region.At present,there is insufficient research on the study of the price difference of commercial housing in the region from the perspective of regional economics.The literature on the price difference of commercial housing between different cities in a specific area is relatively scarce.Therefore,the regional economics is used as an entry point to explore the commercial housing in the northeast region.Price differences and influencing factors have important theoretical and practical significance.This article aims to study which factors have caused the price difference of commercial housing in Northeast China.In this paper,34 cities at or above the prefecture level in Northeast China are taken as research objects,and the changes in housing prices and housing price differences from 2004 to 2018 are sorted out and analyzed.The conclusions are as follows: First,the results of K-means cluster analysis and randomization The regression results of the effect models all confirm that the difference in house prices between cities in the Northeast region mainly comes from the gap between house prices in key cities and non-key cities.Second,the difference in housing purchasing power among residents in Northeast China is the most important factor causing the difference in housing prices among cities,followed by the influence of the difference in the level of urban economic development.Third,the differential performance of expected house prices significantly affects the housing price difference of the middle-price urban groups in the Northeast region;the differential performance of real estate development enterprises' investment in commercial housing,the expected housing price and the level of urban economic development explains the difference in housing prices among high-price cities in the Northeast region.The different investment intensity of commercial housing is also one of the reasons for the difference in housing prices between cities,and the attributes of commercial housing investment products in the high housing price group and the middle housing price city group are more obvious.Based on the above research conclusions,this article proposes policy recommendations as follows: First,we should start from six aspects of residents' income level,unemployment rate,GDP,residential commercial housing sales area,natural population growth rate and residential real estate investment,to control the rising housing prices.Second,the government should establish a multi-level housing security system for residents to meet the most basic housing needs of residents.Third,strengthen coordinated development between cities and balance development contradictions between cities.
