Along with the rapid development of China's social economy and the continuous reform of the housing system,the real estate industry has become an indispensable part of China's national economy after more than 20 years of development.However,while the real estate industry is developing rapidly,it also brings many practical problems.Among them,the housing price issue is the most concerned by people.Higher residential prices will lead to a decline in the quality of life and happiness index of urban residents.This paper analyzes the factors affecting the price of commercial housing in Weihai,and reveals the spatial distribution characteristics of commercial housing prices in Weihai and the influence of residential characteristics on the price of commercial housing.It has certain theoretical and practical significance.This paper takes the price of commercial housing in Weihai as the research object.Firstly,it introduces the theory of commodity housing,the principle of Kriging interpolation and the theory of characteristic price model.Secondly,it collects data of467 commodity houses and draws it with Arcgis10.5 software.The contour map of commercial housing prices in Weihai City in 2019,and analyzed the spatial distribution characteristics of commercial housing prices in Weihai City;once again,the characteristic variables of commercial housing were determined,and the building characteristics,location characteristics and neighborhood characteristics were added.The “important feature” variable is used to quantitatively analyze the influence of these characteristic variables on the commodity housing price.A total of 12 characteristic variables are used to enter the regression model.Finally,the characteristic price model is used for June 2017 and June 2018.The comparative analysis of the influence factors of commercial residential characteristics in June 2019 reveals the spatial and temporal effects of various characteristic variables on the price of commercial housing,explains the influence degree of some factors,and observes the influence range of some factors..At the end of this paper,based on the research results,the corresponding suggestions are put forward to provide reference for relevant government departments,real estate developers and residents to make relevant decisions.
