With the rapid development of the social economy,the price of commodity housing has risen continuously and has gone beyond the speed of economic growth.At the same time,real estate status in the national economy continues to improve,has become a pillar industry in stimulating domestic demand,has an important influence on the normal operation of the economic and social development trend,which can best reflect the real estate industry,property status and supply and demand index is the price of commercial housing,commercial housing prices in recent years the rapid rise in the minds of the people,the real estate industry has become synonymous with the industry profits.What is the factor that affects the price of commodity housing and boosts its price rise? This is the focus of general attention and hot discussion in all walks of life of the society.Therefore,the scientific and rational understanding of the running laws,characteristics and reasons of the commodity housing price market can effectively guide the healthy development of the commodity housing market.Therefore,taking Lishui city as an example,this paper applies theoretical research and empirical research to analyze and predict the influencing factors of urban commercial housing price,and puts forward countermeasures and suggestions for the steady and healthy development of commodity housing market in the future.Firstly,the theoretical analysis and research,the article analysis the formation mechanism,connotation,structure,price and other aspects of commodity housing price,which will influence the price of commercial housing is divided into natural factors,economic factors,social factors,administrative factors,game factors and other factors,these factors influence the supply and demand commodity residential housing price influence.Secondly,detailed analysis of factors of Lishui city commercial housing prices,using the method of qualitative and quantitative analysis,the present status of development,Lishui city commercial housing price index,the typical macroeconomic factors are discussed,indicating that the current Lishui city commercial housing market in a seller's market,housing demand is greater than supply,there is upward pressure on the commercial housing price.After introduces the micro factors based on the price of commercial housing in Lishui City,the new lake Tianrun International Pavilion "development project as an example,analyzes the micro factors influencing the urban housing price,reasonable analysis to verify the real estate project development and from the target cost and the rate of return on investment perspective.Thirdly,the opportunities and threats,SWOT model analysis of Lishui urban commodity residential market external environment and the internal strengths and weaknesses based on the development prospects of reasonable positioning of Lishui city commercial housing market and the potential risk,predict the future trend of urban housing price,good location for the healthy development of suggestions to the final of the Lishui urban real estate market and suggestions.Finally,based on the operation characteristics,influencing factors,external environment and internal strengths and weaknesses of Lishui urban commercial housing price,the countermeasures and suggestions for promoting the smooth operation of commodity housing prices in Lishui are put forward.
