In recent years,the rapid development of the real estate industry has exacerbated the demand for evaluation of the real estate industry.In today's society,people are not satisfied with the material and began to pay attention to the children's education.This has led to a phenomenon of “school district housing”.The assessment of the price of such housing cannot be equated with the evaluation of the existing general housing.When people purchase this type of school district housing,the consideration of the value of the whole house is different from that of an ordinary house.Therefore,when assessing the value of the school district housing,we must accurately measure it from different perspectives.Because of the heat of “school district housing”,school district housing has also become a special property in the real estate industry.However,due to insufficient data and incomplete information in China,scholars have not considered the research methods to evaluate their value deeply,and the practical applications are less.Most scholars have chosen to conduct analytical studies at the theoretical level.The three major assessment methods(market law,income method,and cost method)have their own limitations in the assessment process.Therefore,this paper studies the method of feature price,through the three major forms analysis of the school district housing value in feasibility,applicability,and traditional assessment methods,we can find the deficiencies and guarantee the assessment results to be accurate and scientific.First of all,through the social phenomenon and the social definition,this article defines the concept of school district housing,it expounds the reasons for the social phenomenon of “school district housing” and analyzes the influencing factors in different angles.Secondly,this paper introduces the theory of characteristic price.The basic concept and practical application of the characteristic price model is introduced.Compared with the three traditional assessment methods,the deficiencies of the three traditional methods are proposed and improved.In expounding the theory,we introduce the model of three major function forms,the choice of variables,and the estimation and testing of the model emphatically.Thirdly,on the basis of the theory of characteristic price models,we study residential houses in key primary schools at Shapingba District,Chongqing and collect the information of second-hand school houses on SouFun.com.we also visit the community environment and facilities of the school district housing;the scientific method was used to quantify the information collected in the residential areas of the school district housing.Based on this,a logarithmic model,a semi-logarithmic model,and a linear model were established.Comprehensive comparisons were made to obtain the value of the evaluation of the school district housing in Chongqing.The logarithmic model of the characteristic price model should be considered.Finally,the logarithm model of the characteristic price model and the traditional market method are applied in the price evaluation of the same school district housing,respectively.The comparison shows that the feature price model is more convenient to use and the accuracy of the assessment results is higher.Compared with the traditional market law,the use of the characteristic price method reduces the subjectivity of evaluators and uses big data to make the results more accurate.Of course,a large amount of data required by the feature price model still has certain limitations in the actual application.However,big data will become an important data support for the feature price model in the assessment of this paper under the Internet+ model in the future.
