With the rapid development of economy,the real estate industry has gradually become one of the pillar industries of our national economy,and one of the more popular residential real estate in the real estate industry occupies the most important position,the housing price changes is not only related to the development of the national economy,but also related to the fundamental interests of hundreds of millions of ordinary the masses of the real estate,the academic circles of our country have gradually attracted the attention of focus to the city housing price problem research.Therefore,it is of great practical significance to study the influence factors and forecast of housing price.In this paper,empirical analysis and theoretical research on the hedonic price model and grey prediction model based on data availability based on characteristic factors of choice,only selected price factors influencing factors,three kinds of factors on the micro factors of encoding and quantization,linear model,logarithmic model and semi logarithmic model respectively.Through the analysis of SPSS software,and three kinds of function model for comparison,select the optimal model,namely the semi logarithmic model for empirical analysis.Secondly,according to the grey prediction model,the short term prediction of Huangdao District in the next few years is carried out.Finally,combining the qualitative and quantitative analysis of the influencing factors,this paper puts forward the reasonable suggestions from the three aspects of the government angle,the real estate developer's angle and the buyer's angle.
