| In the market economy condition, urban house-the important resourse can only be optimally allocated under the market mechanism. Urban house price is the key to the functioning of urban house market.Therefore,it is very important for us to study the influencing factors and the functioning mechanism of the urban house price.The housing price is influenced by many kinds of factors. From the microscopic aspect,because the housing product is a kind of heterogeneity goods,and has obvious differences between housing characteristics,which compose using value of the products. Foreign scholars often structure models to study from the aspect of the hedonic price,but domestic scholars mainly carry on qualitative study from the supply-demand relationship,the composition of the housing price,housing policy etc. So far,only a few domestic scholars process experiential research to study the quantitative relation between the housing characteristic and housing price through investigating buyer's partiality in location condition,building structure,neighbornhood environment etc. How to apply the hedonic price theory to analyze the housing price of our country, construct the housing hedonic price model and study the urban housing market, that is exactly the problem which this article attempts to solve.This article starts from the foundation of characteristic price theory, and unifies the domestic and foreign literature. The housing characteristic is mainly divided into three classes: the position characteristic, the building characteristic and the neighborhood characteristic. Further, the article constructs the housing characteristic price theoretical model. In the real diagnosis analysis, the author has used the Dalian second-hand house housing actual situation, used 150 groups of housing samples to enter the the housing characteristic model to carry on the analysis. And has carried on the estimate examination from the econometrics aspect to examine the model to prove the model's feasibility. The experiential research indicates that the impact degree of housing characteristics on housing price is different. The greatset one is floor area,the second one is environment.The paper's main research content is as follows:The first part: it unified the housing real estate itself heterogeneity characteristic, analyzed the characteristic price merhod's important role in the housing price application,showed the hedonic price method's theory significance and practial significance.The second part: it descripted the summary of the hedonic price model. The theoritical basis is Lancaster's partiality theory and Rosen's characteristic market equilibrium analysis. The artical introduced the characteristic price model construction condition, the model form, the problem existed in model estimate.The third part: it resaerched the Hedonic price model construction. In this part has analyzed separately the Hedonic price model variable choice, the variable quantification,and the model choice in the commodity housing.The fourth part: it unified the Dalian housing market sample to conduct the real diagnosis research to the commodity housing characteristic price. Using the housing sell data, the residential district investigation as well as the electronic map data,the author has carried on these data fitting through the above method, obtains the characteristic price equation.The fifth part: it carried on the conclusion and the summary, and explained this article's some deficiencies. |
