The Research Of Housing Characteristic Price In Shanghai Based On Hedonic Model

With the formatin of the urban housing market in China, the questions of housing price become one of the academic focuses. Domestic scholars mainly carry on qualitative study from the supply-demand relationship, the composition of the housing price, housing policy etc. Since 2002 there is a few domestic scholar begin to research the urban housing price used hedonic theory and model, obtained the quantitative relation between the housing characteristic and housing price. This paper mainly used hedonic model to analysis the housing hedonic price and price elasticity in Shanghai market. Establish the hedonic model of shanghai housing market and validate the applicability of this model.In chapter one the thesis brought forward question firstly. Then confirmed the research method and technical route. Lastly it defined the concept of housing price, housing characteristic and hedonic price.In chapter two the thesis has systematically summarized the research dynamics of the hedonic price theory and model and introduced the basic theory of the model. In the same time, the thesis has discussed the enactment and estimation of the model from point of view of the econometric.In chapter three the thesis structured the theoretic model of the housing hedonic price. The thesis summarized characteristic variables basing on literature and combining the reality of the Shanghai City. And then validated the feasibility of the hedonic model by housing listing data of Hongkou district.
