Since the 21 st century,China's real estate market has presented an unprecedented prosperity,and the real estate industry has become one of the important driving forces to support China's economic development.However,real estate also has to boom for a long time,and also brings about the emergence and accumulation of bubbles.The amount of real estate investment is huge and the cycle is long,so it is difficult for ordinary investors to intervene and provide financial support.Then the burden falls on the shoulders of commercial banks to provide long-term huge debt financial support for real estate enterprises.SPD Bank is part of such a commercial bank.The real estate industry has become one of the important destinations of the loan funds of the SPD Bank.It occupies a very high proportion in its debt business.The operation of the real estate enterprises directly affects the ability of these enterprises to repay their funds and the risk of the credit funds faced by the Pudong Development Bank.Especially when there are many uncertainties in the real estate industry,how to effectively identify the real estate credit risk of the SPD Bank,and then effectively manage the risk,has become an urgent research topic.From this point of view,this paper firstly expounds the relevant theories of credit risk management,and then describes the general models of credit risk identification,such as Z-score model,ZETA model,and introduces the methods of financial statement analysis.This paper reviews domestic and foreign researches on credit risk management in the past.On the basis of general theory,this paper analyzes the present situation of real estate credit of SPD Bank,and then establishes a real estate credit risk identification model system by using Z-model according to the customer situation of the main listed companies of SPD Bank,and then combines with the owners of the clients of the real estate listed companies of 10 SPD Bank.To obtain financial data,this paper identifies and evaluates the credit risks faced by the SPD Bank,finds out the problems existing in the process of identifying the real estate credit risks of the SPD Bank,such as the backwardness of the risk identification system,and then puts forward the real estate credit of the SPD Bank in view of these problems.Suggestions for improvement in the process of risk identification provide a certain reference for the future of the SPD Bank for real estate credit risk identification.
