| In recent years,in the situation of the increasingly strict control of housing policy,the investment demand that originally poured into the housing has been partially diverted into the investment commercial real estate,and the commercial real estate has finally waited for a rare opportunity for development.However,compared with ordinary housing,the operation of commercial real estate in capital,market,development and operation is more complex,more difficult and more risky.In the bizarre business competition,it depends on the insight of the commercial real estate developers on the market trend and the advance of the future economic development.Measuring and controlling,this requires the development enterprises to make more accurate and reasonable positioning decisions for commercial real estate projects.Therefore,it is of great theoretical and practical significance to study the location of commercial real estate projects.This paper introduces the positioning theory and fuzzy comprehensive evaluation into the positioning decision,and establishes a business real estate project positioning decision model to help enterprises to carry out scientific project positioning decision and avoid invalid development.In view of the actual situation in the commercial real estate of Wuhan supply and marketing building,this paper puts forward the problems to be studied,and summarizes the related research on commercial real estate and commercial real estate positioning at home and abroad.Through the overview of the relevant definition of commercial real estate and commercial real estate project positioning,through the cooperation with commercial real estate consulting company,through market research,data analysis and so on,the market economy situation of Wuhan supply and marketing building is analyzed comprehensively,and the content and positioning principle of commercial land production project positioning are combined.4 feasible positioning schemes are proposed.Then the index of the positioning decision of the commercial real estate project is selected,and the evaluation index system of the positioning decision of the commercial real estate project is set up with 5 criteria and 14 factors.and the location decision model ofcommercial real estate project is established based on fuzzy comprehensive evaluation.Finally,the 4 positioning schemes proposed in the previous paper are compared and selected,which guides the development of the actual project,and illustrates the operability and effectiveness of the model. |
