However, many problems had also exposed such as high vacancy rate andhomogeneity and so on, which appear the competitive disadvantage of commercial realestate projects, especially ignoring the later operation of the commercial real estateproject. Which led to the commercial real estate projects lacking of strongcompetitiveness, projects failed constantly increasing. So that, it has been focus a hotissue to build a assess index system of the projects’ competitiveness that will be morein line with the commercial real estate projects’ features in the academia andcommercial property sector.According to the characteristics of the commercial real estate project and theactual situation, based in-depth research competitiveness theory, it is concluded theconcept of competitiveness of commercial real estate projects and features. Meanwhile,using the diamond theory mode amended, which is concluded the factors affecting thecompetitiveness of commercial real estate projects and then constructed the assessindex system of the commercial real estate projects’ competitiveness. Base on thefuzzy comprehensive evaluation method and analytic hierarchy process, it isestablished the evaluation model of the commercial real estate projectcompetitiveness, and concluded the most influenced the five indicators of thecommercial real estate projects. At last, the evaluation model is applied the twoconstructing projects with comparison analysis. It is analysised Yitian holiday plaza project is more competitive than the Hualian Wanliu shopping mall. The actual dataanalysis shows that its evaluating results prove conform to practical situation fairly,which validate the operation of the new model.Consequently, In the perspective of the diamond mode, the projects’competitiveness with the commercial real estate projects’ features applied effectivelywill be benefited for the developers to seize the competitive advantages anddisadvantages of this project. And then strong points and avoid exposing itsweaknesses to make modification plans properly and correctly. What’s more, theresearch enriches the theory of project competitiveness, and enhances the theory-basedvalidity to look for the factors of the project competitive. |
