In the past ten years,with the strengthening of the supervision of the real estate market and the constant adjustment of the real estate policy,the development direction of the real estate market in China is more clear and clear.2018,as a deepening year of regulation and control of the real estate market,the comprehensive regulation and control of all cities along the line effectively guides the real estate prices to return to rationality,which also ushered in a new spring for the development of the real estate industry.Commercial real estate has become a new favorite in the real estate market because of its value duality and increasing market share.In China's real estate evaluation industry,the evaluation of commercial real estate value has gradually become a focus topic.The objectivity requirement of commercial real estate value evaluation results is not only the core link of real estate transactions,but also an important bottom line for the healthy development of the real estate market.Therefore,using scientific evaluation methods to evaluate the value of commercial real estate objectively and reasonably is of great significance to the standardized development of the real estate evaluation industry and the purification of the real estate trading.Combining with the current situation of the commercial real estate market in China and drawing lessons from foreign advanced commercial real estate evaluation experience,there are still many methods to evaluate the value of commercial real estate by combining market method with income method.However,with the diversification and complexity of the trading environment,trading methods and types in the commercial real estate market,the difficulty of commercial real estate evaluation has been escalating,which leads to the drawbacks of traditional evaluation methods in the process of application increasingly exposed.Such as: empirical correction of influencing factors,simple calculation of quasi-price,differentiated determination of rate of return,etc.Starting with the concept of commercial real estate and its evaluation,this paper introduces in detail the theory of analytic hierarchy process(AHP)and fuzzy mathematics needed to construct the improved model,then points out the shortcomings and defects of the current commercial real estate evaluation methods,and constructs the AHP-fuzzy comprehensive judgment model to improve and analyze the applicability of the traditionalevaluation methods.Examples of industrial real estate evaluation are applied to the model,and the evaluation results before and after the application of the model are compared and analyzed,which proves that the model is feasible in commercial real estate value evaluation,and the application of the model effectively improves the objectivity of the evaluation results,making the evaluation results more valuable.
