At present,with the continuous integration of China's construction industry with the international standards,the importance of building management has been paid more and more attention.Risk management is an important part of project management.It is one of the important contents of the reform of construction management system in the construction industry.The legal person responsibility system of construction projects is gradually accepted and popularized,and the international prevailing bidding system and risk control mechanism are gradually becoming popular.In this context,strengthening the risk management of construction projects is to meet the objective needs of the international construction market,but also conducive to China's capital construction and national economic development.In its development,Greentown Group has gradually realized the gap between domestic and foreign engineering risk management level and the importance of systematization and scientificalization of engineering project risk management.However,in the actual operation process,the understanding of some potential risks is insufficient.Once some of the risks occur,they will cause huge losses to the company to varying degrees,and even endanger the company's survival.This paper takes the whole process management of the development project of XY District of Green City Group(Jinan)as the breakthrough point.After investigating the development and management process of the project,the internal and external risk factors in the process of project development are carefully identified by using the theory and method of risk management,using expert questionnaire survey and brainstorming method,and then the risk coordinate map and fuzzy layer based on expert scoring are used.The risk assessment method of sub-comprehensive analysis(FAHP)makes further qualitative and quantitative analysis of identified risk factors.After risk identification,there are six kinds of first-level risks in the development project of Green City Group(Jinan)XY residential area,including political environmental risk,economic environmental risk,land risk,personal safety risk,natural disaster risk and construction stage risk.Based on the risk aversion and management theory,the corresponding risk response measures are formulated according to the identified risk value ranking,especially for the design risk,contract risk,bidding mode risk and so on.It makes the risk management play a role in theory and practice,and also provides some reference for other similar project risk management.
