Research On Supplier Management System Of Real Estate Enterprises Under Fast Turnover Mode

Supplier management is the core content of purchasing management function in real estate enterprises,which directly determines the performance of purchasing management function and affects the realization of enterprise strategic objectives.In recent years,under the background of the continuous regulation and control of the limited purchase price policy and the tightening of market liquidity,some real estate enterprises have shifted from covering the ground and waiting for the opportunity to make high profits to fast development,large-scale and reasonable profit fast turnover strategy.With the scale of fast turnover strategy,the demand for suppliers of real estate enterprises has increased greatly.The low fault-tolerant rate makes the housing enterprises have higher quality requirements for suppliers,and the supply market is in short supply.A fundamental change has taken place.The fast-turnover Housing enterprises all have different degrees of supplier management problems.Supplier management strategies need to be adjusted urgently.In view of the development of real estate industry since the 1990 s,there have been a number of domestic studies on supplier management of real estate enterprises.The theoretical system is relatively perfect,but there are few studies on supplier management of real estate enterprises with fast turnover operation mode.Based on the research of expert meeting method,this paper finds out the problems of supplier management in fast-turnover housing enterprises.Based on supply chain theory and capital turnover theory,this paper draws the supplier management strategy of fast-turnover Housing enterprises by comparative analysis method.With PDCA cycle as methodology,this paper implements the supplier management strategy into the construction of supplier management planning,introduction and evaluation,performance and evaluation,and elimination.The elimination and solidification of supplier management system can be used as a reference for domestic real estate enterprises adopting fast turnover strategy.
