Research On The Influence Factors Of Capital Turnover Of Expand Real Estate Enterprises

The real estate is a capital-intensive,high demand and high efficiency industry.In china,the source of real estate funds is narrow and it is becoming more and more harder to finance,The main funds come from bank loans.Most of the real estate enterprises do not have standardized funds management.It doesn't give full play to the role and value of funds.Capital is not only about the development and strategy of the real estate enterprise,but also the embodiment of enterprise vitality.In the real estate industy,we can see that some real estate enterprise are facing bankruptcy and finally be eliminated,just because of the broken capital chain.Therefore,the real estate enterprises need to focus on effective management of funds.This paper divides the development period of the real estate enterprises,and research the fund management of real estate enterpris-es with larger and more sensitive capital requirements.Through the influence of factors on capital turnover reflects the management of real estate enterprise in this period.Through methods such as date collection,literature review,expert interviews and causal analysis diagr-am to identify nine influencing factors of scale expansion enterpri ses's capital turnover.Build capital tur-nover evaluation index system.Use AHP and Entropy method to determine the weight of capital turnover evaluation index.Use the comprehensive evaluation method to evalue capital turn-over.Take the improvement measures to make the capital turno-ver weaker enterprises to achieve the efficient turn over.This paper research the capital turnover of the real estate enterprises from the perspective of real estate development.Despite the deficiency,however,it can be used for reference for the fund management of scale expansion period real estate enterprises.
