Abstract/Summary:
Housing rental management has practical significance to alleviate the contradiction between supply and demand in the housing market and reduce the pressure on the construction of affordable housing.The coordinated development of affordable housing and commercial housing supply and demand structure will improve the long-term solution of demand-oriented housing supply and demand system.As the lessor of real estate leasing,state-owned real estate enterprises have higher requirements on leasing management.Must strictly abide by the state-owned assets management related provisions,both must follow the open,fair,fair principle;And to ensure the preservation and appreciation of state-owned assets,make full use of internal control for effective risk control and prevention.Avoiding various business risks and enhancing business value is a topic that needs to be studied.This paper adopts the relevant process reengineering theory and process optimization theory,which are closely combined with the actual case of X company.On the theme of how to strengthen and standardize the process optimization of leasing management of state-owned real estate enterprises--the two-stage optimization method of system optimization and process optimization is adopted to realize the continuous and dynamic optimization of leasing process.This paper studies and analyzes the current situation,existing problems and optimization direction of the leasing management process of state-owned real estate management enterprises,and combines the typical case of X company.Through decentralization,classified management and dynamic supervision,the leasing system can be optimized,and the leasing process can be optimized by simplifying the leasing process,special business prepositioning and informatization transformation.In order to further enhance the competitiveness of state-owned enterprises in modern society and better maintain and increase the value of state-owned assets,the preliminary improvement plan is proposed for the leasing management process operation and internal control system of state-owned enterprises’ real estate in the future.
