China has entered the ranks of an aging country,and the rate of aging is accelerating year by year.At present,China's existing model of pension model mainly includes family pension and institutional pension,and in the face of the growing elderly population,the number of beds in social pension institutions is far less than the needs of the elderly.Developed countries such as Europe and the United States should be ahead of China in terms of pension level,and their relatively complete pension model can provide some suggestions for the construction of China's old-age industry.As one of the emerging industries,pension real estate has become a hot topic in society,but quite a few people do not understand the old-age real estate,which leads to misunderstanding.As a new industry that meets the needs of the society and supports the elderly,the old-age property has not yet been fully implemented in China.This paper takes the old-age real estate as the research object.On the basis of learning and summarizing the relevant literatures,this paper analyzes the demand for the development of the old-age real estate in Nanjing,proposes the shortage of the existing old-age real estate,and proposes corresponding optimization suggestions.This paper firstly summarizes and analyzes the development experience of pension real estate in developed countries,finds out their respective advantages and disadvantages and can learn from them,and provides reference for the development of China's pension real estate.Secondly,it analyzes the development needs of Nanjing old-age real estate from the perspectives of industry,government and society.Then,through modeling,the author analyzes the influencing factors of the elderly in Nanjing on the demand for pension real estate and points out the prospect of Nanjing old-age real estate.Finally,based on the field investigation and the problems in the development of Nanjing old-age real estate,this paper puts forward the optimization measures: the government should make overall planning,formulate the strategic goals of the industry,and at the same time improve the social security system,which is the basic of social stability.The social aspect should guide the rational release of the needs of the elderly,not only to change the concept of residence,but also to accelerate the introduction of talents in the industry.Enterprises should strengthen public opinion propaganda,let the public understand and support the old-age real estate,and conduct psychological health guidance for the elderly to ensure the happy life of the elderly as the foundation.Family support should also increase support for the elderly's happy old age.Finally,we must also guide the elderly to change their own ideas and try to accept the new model of oldage pension.
