| Along with the rapid development of China’s economy,China’s real estate industry in industry profits under the stimulation of experienced explosive barbaric long growth period,then the operation of the key real estate enterprises mainly focus on how to get the land,a house can be sold as soon as possible to obtain high profits.Therefore,the real estate enterprises have not paid enough attention to the problem of project cost control.But with the gradual maturity of China’s real estate market in recent years and the adjustment and control of macroeconomic policies in China,the operation order of China’s real estate market is more and more standardized,and the market competition in the real estate industry is also increasingly fierce.Under such a fierce market competition environment,one of the important ways to enhance the competitiveness of real estate enterprises is to reduce the construction cost of real estate projects,which highlights the importance of real estate enterprises in project cost control and management activities.Based on the practice of cost control in the "SYC" real estate project,the author analyzes the status quo of the cost control in the development process of "SYC" project and the problems existing in the "SYC" project cost control.The causes of the problems,effect and influence factors are analyzed systematically,based on the analysis of targeted research,according to the project cost control related theory,using the ABC analysis method,earned value analysis method on the analysis of characteristics,involving the economy and technology of the project development process using the method of mathematical statistics,arrangement,statistics and analysis,and classification of work cost management plan,proposed to improve the cost control work of "SYC" in Guangzhou real estate project improvement measures:one is to implement the whole process management of real estate project cost control.Forecast according to the phases of project development possible problems,the whole process management system combined with the actual development of the two is reasonable;and combined with the actual functions and responsibilities,improve the work system and work process of cost control;three is data analysis and statistics of the content of cost management in different stages,and make the development cost of SYC project control work by using the method of data analysis;the four is the application of ABC theory to find the main point of cost control,the use of appropriate cost control measures and preventive measures,targeted;five is the application of earned value analysis theory,the effective supervision of the actual cost of payment is consistent with the progress of the project.Enhance the management level of cost control.The scheme is put into practical application after the results show that these measures maneuverability strong,showing an obvious improvement of cost control effect,so that the "SYC" project and other projects of the enterprise development provides a new idea and approach of cost control,improve the enterprise cost control and cost management level of enterprises.It is of great significance to increase the core competitiveness of the enterprise in the current competitive market environment. |
