Housing is an important issue in the people's livelihood and economic and national stability is closely related to an important issue.Rapid rise in housing prices has led to the desire to use the market to control the housing problem more difficult,not only increased the risk and hindered the balanced development of the national economy.How to adjust the prices on the basis of market prices to maintain stability,to ensure the healthy and stable development of the real estate market,the previous government needs to do important work.This article on the impact of housing prices to explore the factors that help home buyers rational understanding of the fluctuations in house prices.In this paper,the factors that influence the price of commercial housing as the starting point,the use of qualitative and quantitative combination of research methods,the use of home and soufun and other real estate sites as a sample source,search the region to analyze the district sample name,average price,address,Type and other information,the data are found in 2015-2016 residential average housing prices.Based on the average house price data of 303 ordinary commodity residential districts in the main urban area of Dalian from 2015 to2016,the spatial pattern of housing prices in Dalian was analyzed by inverse distance interpolation,and whether the spatial autocorrelation was between the four districts Spatial correlation and the spatial aggregation of house prices are analyzed,and then the factors that have great influence on house prices are marked on the graph,and the tools are quantified by ARCGIS's point density analysis,linear density analysis and neighbor analysis.This paper discusses the factors that influence the housing prices in Dalian,and summarizes the spatial differentiation characteristics and influencing factors of residential prices in Dalian.Experimental results show:1,in general,the main city of Dalian City housing prices show the center of Zhongshan Square as the center gradually decline in the pattern;due to Dalian near the ocean,in the distance from the ocean near the cohesive scattered distribution of the high price center The2,Dalian City,commercial housing prices in the spatial layout of the gathering phenomenon is very obvious.Zhongshan District,Xigang District and Shahekou District residential prices to high prices and high prices gathered;Ganjingzi residential prices to low-cost and low-cost gathering mainly in the south of Shahekou District residential prices to high prices at high prices gathered,Some of the housing prices in the northwest are mainly composed of low prices and low prices.The residential prices in the northern and Ganjingzi districts of Zhongshan are mainly composed of high prices and low prices,and a small part of the housing prices in Shahekou and Xigang To high prices and low-cost gathering.3,Dalian City,the main urban housing prices affect the greening rate,floor area ratio,subway station,main road,business center,kindergarten,secondary school,the top three hospitals and the coastline and the distance between the nine variables.Among these nine factors,the greening rate is the most significant factor affecting the price of housing,the main road is the least impact on the price of housing factors.
