With the development of the society and economy of China,and the promotion of housing system reform and urbanization process,the residential real estate market in China has developed rapidly.It has aroused concerns from all sectors of the society.Housing price is an important scale index in the development of the residential real estate market.It is also a people's livelihood issue concerned by our country,the developer and residents.However,imbalance of location factors in the city distribution has resulted in obvious difference on urban space distribution of housing price.Taking commercial housing average sale unit price of Chizhou in October 2017 as basic data,the study has researched subjective characteristics of the change of spatial region housing price in Chizhou using the trend surface analysis,and has researched the centralization of housing price in Chizhou by spatial auto correlation method.Then,the study studied the space distribution characteristics of housing price in Chizhou by spatial inverse distance weight interpolation method,obtained trend surface analysis chart of space distribution of commercial housing,two-dimension chart and three-dimensional simulation drawing.It can reflect space distribution of commercial housing in Chizhou vividly,and analysis influencing factors and evolution trend of space distribution of commercial housing in Chizhou.It also can give some political suggestions on the development of spatial optimization of housing price.The results show that the commercial housing price of Chizhou main city zone shows single-central spatial distribution pattern.The housing price has developed unbalanced.It has presented that the regional difference increases from the east to the west.It has showed that there was a notable positive correlation generally,spatial cluster model and a few difference of the commercial housing price of Chizhou.The isoclines of price has more the east.The change range space is big,and the node of urban external communication has a notably significant effect on the distribution of the commercial housing price.The distribution model of development zone and education park are different from main city zone which are seedless and sprinkling.The results has confirmed that the housing price spatial distribution of Chizhou has formed by the common effect of policy factors,urban planning,economic development,traffic condition,school,hospital,and population.Therefore,as to the different distribution of the commercial housing price of Chizhou,The government should accelerate the implementation of shantytown reconstruction,enlarge the scope of shantytown reconstruction,relief the rare of land and demand exceeds supply in city center.The government also should adjust the present housing structure,balance housing spatial distribution of different price,the land of high price develop in low price,and improve the unbalance between supply and demand by establishing the situation of renting and buying as two main forms of housing.In addition,the eastern development zone should be developed by scale to eliminate in habitation differentiation.The empirical results of this paper not only can provide guidance for consumers to choose suitable housing and investment,but also can help the government and related departments to grasp the development trend of residential real estate prices in the spatial distribution,formulate reasonable urban layout and development plan for reference,then it can provides the basis for the developers to invest in site selection and establish the sales price,empirical evidence for similar research in other cities.
