In recent years,China's national economy to hidden trouble,by the rapid growth of economic development gradually leveled off,once booming real estate industry will be affected by the economic downturn.Some enterprises in the real estate industry begin to use the financial sharing mode to carry out financial management.After years of development in foreign countries,the financial sharing model has a relatively perfect theoretical system.However,the development of China is still in the initial stage,most of the financial sharing is only a superficial form and the application of simple accounting processing and reimbursement process with all the financial management business of the enterprise.achieve effective and reasonable use of financial sharing model for financial management.Therefore,in order to find a suitable way of development in the new form,the real estate industry should attach importance to the financial management of enterprise groups,and how to use financial sharing mode efficiently and reasonably to carry out financial management.It has become the main problem for real estate enterprises to improve the efficiency of financial management.This paper selects Gemdale,a typical enterprise group in real estate industry,as the object of study,and analyzes a series of problems arising in the initial implementation of the financial sharing mode of Gemdale.For example,the financial risk is improved,the internal audit independence of group financial sharing center is low,and the enthusiasm of finance department staff is not high.In view of these problems,the corresponding countermeasures are put forward,reasonable arrangement of financing period combination under financial sharing mode,introduction of zero working capital for financial management and strengthening of post rotation under financial sharing mode.The optimization measures of financial management under the financial sharing mode of Gemdale are put forward,and the value of financial management and the key factors of success are summarized.The optimization of financial sharing mode will significantly improve the efficiency and effectiveness of financial management of Gemdale,which is conducive to the competitive advantage of Gemdale,and provide some experience for other enterprises in the real estate industry to apply the mode of Financial Sharing to carry out financial management.
