Research On System Construction And Synchronous Updating Of Real Estate Unified Registration Incremental Data

The unified registration of immovable property is an important measure of land property management in China.At present,China has fully implemented the unified registration system for real estate.Building a real estate information platform has become a top priority at work.As the data basis,it is very important and necessary to carefully and comprehensively sort out the content of the unified real estate registration data.The construction of the incremental data system is the data basis to realize the unified registration of real estate.The synchronous transmission of data is the key and difficult point of the unified registration information platform for real estate.Therefore,the construction of the incremental real estate data system is used as the basic work,and the synchronous method research is used as the technical approach.It will not only ensure the consistency and current situation of the data of the real estate registration information platform at all levels,but also improve the work efficiency and management efficiency of the relevant departments.It is also an important part of he unified registration system for real estate,and at the same time it can improve the theoretical system of property rights of real estate.In this paper,the contents of unified registration data of real estate are sorted out more comprehensively through literature analysis and experience-based methods.At the same time,according to the structure of "registration type--right type(registration method)--change situation",the system of real estate unified registration space incremental data system and attribute incremental data system are respectively constructed.Finally,this paper discusses the processing method of unified real estate registration spatial data based on ArcGIS and FME technology.And the coding rules of spatial incremental factors are compiled.Finally,a synchronous data transmission system based on MySQL was designed and verified by experiments.The main research results obtained in this paper are as follows:(1)According to the practice of unified real estate registration,this paper sorts out the data content of unified real estate registration and summarizes its data characteristics.The unified registration data of real estate includes the information of the right holder,the right information,the basic information of real estate unit and the registration business information.According to its nature,it is divided into attribute data and spatial data.According to the way of integration,it is divided into incremental data and stock data.(2)The real estate unified registration incremental data is divided into spatial incremental data and attribute incremental data according by nature.Based on the structure of registration type-right type(registration method)-change situation,a unified real estate registration attribute increment and spatial data system are constructed.(3)ArcGIS and FME were used to process the incremental data of real estate unified registration space.With the huge analysis and storage functions of ArcGIS and the powerful data conversion function of FME,it is proposed to encode the changes of spatial incremental data,and use the combination of FME technology and ArcGIS functions to process spatial data more efficiently.At the same time,feasibility is verified through experiments.(4)A data synchronization transmission method based on MySQL is proposed and its feasibility is proved by experiments.
