In western countries,real estate intermediary management system is a mature business,its operation mode has changed from linear management of chain stores to flat management of trans regional,cross field,and has obtained remarkable economic and social benefits.In our country,the informatization of real estate intermediary enterprises management has not matured yet,but it is particularly important to use integrated real estate information management software system to manage and analysis of property data.To make property management sector in control of the most accurate and timely data relating to property and the information used in GIS,this study comprehensively analyzes the overall architecture,information release and maintenance according to the real estate agencies' business situation,aiming at resolving information asymmetry in real estate transactions,improving information authenticity and user operation complexity,etc.In this paper,the main research content has three aspects:(1)Demonstrate current technical feasibility of this real estate network,management viability and economic feasibility through case diagrams and flowcharts.In the aspect of technology,the main consideration is whether there is proficient technical support and qualified hardware and software configuration;in terms of management,it considers mainly the management system and management personnel;in regard to economic feasibility,the main research lies in the system development,maintenance expenses and the relationship between agency and the overall interest of the customers.(2)Design in detail and optimize the logic,model and physical structure of database.Specifically,it analyzes mainly the house query interface,sell registration interface,rental housing,housing transaction registration interface of database,data management interface,etc.(3)Devise house property information management system(IMS)architecture from the actual demand of property management,based on relational database management system platform,and by use of object-oriented and component oriented method.When designing the realtor integration information management system,this paper considers fully the needs of the business,assessing the technology and design of spatial database for business management so that it can provide effective help for the full implementation of housing agency IMS.This article evaluates the implementation and the function of the system through testing cases and methods of software.Test results show that the design of database meets the operating requirements of the system.By using Google Map API,this system has realized the online display function of geographic information system(GIS),and by combining GIS with the actual user subscription information and house information issued by the sellers,it also has realized electronic map and position of the housing and browsing capabilities,which improves the usability and interoperability of this system.
