The sharing economy has become increasingly important in the tide of economic globalization.Since consumers' minds are constantly changing,and they have had more diversified choices on life styles,including the car-sharing Uber and Didi at the very beginning,the bicycle-sharing OFO,the charger-sharing and the house-sharing at the later stage.Non-standard accommodation is an emerging business in the sharing economy nowadays,which mainly refers to an economic model using house or apartment as a shared item.People put their idle houses on Airbnb,Homeaway and other platforms for selling their short-term rights to the use of those idle houses,so as to provide home-like hotels for people traveling on holidays and business,as well as to meet their need of living like a local.The business of shared house has gradually begun emerging at present.However,there are some problems in operating and managing the shared house,namely the non-standard accommodation,as the shared house itself has its own distinctiveness and it is an emerging industry in the fields of business nature and business model.These problems have posed an enormous obstacle and made a bad impact on improving the accommodation quality,and they are also one of the most important causes for the slow development of the industry as a whole.In accordance with the accommodation quality problems and influences caused by the lagged operation and management for non-standard accommodation,this thesis starts from the perspective of the current internal consumption choices in China,takes W Company as the example,and mainly adopts methods of literature research,qualitative analysis,case study,and other related methods to explore the innovation and development direction of the current operation and management for non-standard accommodation,to analyze and study the characteristics of house-sharing business in the sharing economy,the non-standard accommodation's standardized services and its business model building,the house-backed securitization based on asset-backed securitization(ABS),and IOT intelligent life model importing,and to discover the great difficulty of achieving service standardization in the operation and management for non-standard accommodation,the credibility crisis among the lodger,the house owner and the operation and management platform,and the non-standard accommodation's hardware facilities' failure of fully meeting the requirements of the hospitality industry,registering lodger's identification and uploading them to the public security system,and other potential safety problems.The main external causes of these problems are that the domestic credit system is imperfect,that the operation and management party has insufficient superior house resources to ensure the competitiveness of their products,that the hardware facilities fail to get standard authentication of the hospitality industry;the main internal causes are that,for instant,the distinctiveness of non-standard accommodation makes it difficult to standardize their operation and guarantee the quality of their service,that their institution and system is imperfect,that their working process is not clear,that their insufficient systematic training leads to the failure of implementing the service standards well,that their marketing is not consumer and demand oriented,and that their awareness of risk management is weak.In order to upgrade the operation and management level of non-standard accommodation industry and provide certain theoretical basis for the future development of non-standard accommodation business model,I suggest that a systematic management model should be proposed and established,an empowerment platform should be formed,a perfect management system,workflow and solutions should be set up;the staff recruitment should be strictly carried out and the staff training should be organized regularly and supervised;products should be upgraded and competitiveness should be enhanced;market rules should be reviewed and marketing strategies should be updated;risk control should be strengthened and other problem solutions should be made and prepared.I believe that all of the above have certain significant reference for the future development of non-standard accommodation.
