Research On Urban Renewal Method Based On Potential Evaluation

Most cities have now entered the stage of stock development,urban renewal has become an important strategy for future development,urban renewal at different stages contributes to urban development.The successful implementation of urban renewal activities can not be separated from accurate renewal planning and effective renewal management and guarantee system.The emphasis of this paper,the evaluation of renewal potential,is one of the important links in the process of enewal planning.The operation mode of integration for planning system and renewal system can ultimately ensure that urban renewal has laws to follow.The renewal planning system has remarkable hierarchical characteristics.Different levels of renewal planning can solve different urban problems,and the corresponding renewal potential evaluation should be carried out step by step.This research is launched in this context.This research is carried out under this background.This article starts from the research on the theory and practice of urban renewal,studies the concept of urban renewal,evolution process,the development of renewal theory and the content of potential evaluation,discusses the unit planning under the statutory planning system in China and the preparation system and control content of urban renewal planning in Shenzhen,Guangzhou,Shanghai and Taiwan emphatically.It is founded that multi-level renewal planning can be combined with statutory urban planning at all levels to effectively guide the development of renewal activities,and the evaluation of Old City renewal potential can improve the accuracy of the implementation of the renewal activities.Therefore,this study determines the implementation of multi-level renewal planning methods,establishes a multi-level renewal planning framework based on potential evaluation.Then,the focus of this study is on "the construction of the Renewal potential evaluation system" and "the application of the renewal planning method based on the evaluation of the renewal potential".The evaluation and analysis framework of "Renewal goal—Evaluation dimension—Renewing potential" is set up from different levels.The macro-level evaluation system includes four aspects: urban spatial structure,ecological sustainable development,social sustainable development and public policy guarantee.We selects four potential factors:spatial resource layout,transportation infrastructure and public service infrastructure and open space.On micro-level,we consider the potential of micro-transformation,selection of buildings,road traffic and public space.Finally,taking Nanjing as an example,the renewal unit is selected at mesoscopic level,based on the potential evaluation framework of the previous text,constructs the evaluation Index system of the renewal potential with operational possibilities,the evaluation potential is evaluated and the corresponding renewal planning guidelines are put forward.As far as the current situation of urban development is concerned,urban renewal has been a powerful grasp of urban construction and development for a long time.There will be more cities of different scales and different types to explore renewal planning in the future,which will help improve the renewal potential evaluation system and the basis for selecting potential evaluation indicators,which is also the significance of this study.
