The urban development mode is transitioning from an “incremental planning” to “inventory planning”,as is the green space development mode of urban center. In this context, green space planning in central urban areas needs to needs to transform and break through the current limitations through stock land redevelopment, quality optimization, and the reconstruction of the relationship between green spaces and the surrounding land use.Cognition of parks and their surrounding areas is an important basis for the above built environment renewal. The cognition of the urban form and spatial interface is helpful to discover the existing problems in the city and sort out the material elements, environmental quality, block division and other information involved in such problems. The cognition of land ownership can provide more detailed social relations involved, which is helpful to solve land-related economic interest disputes,so as to promote the development and the completion of the design.Integrating the cognition of urban form, spatial interface and land ownership will help us to have a more comprehensive understanding of parks and their surroundings,as well as a more profound grasp of the renewal trend. It provides important reference for built environment renewal of parks and their surrounding areas. In this study, five parks(or groups of parks)and their surrounding areas in the main urban area of Nanjing were taken as examples. We analyzed the built environment and social relations of parks and their surroundings from seven aspects: urban fabric changes, morphological layout, plot fragmentation degree, spatial interface composition, surface environment quality, land use,and possibility of land ownership change.Inefficiently used land was identified and the direction and feasibility of their renewal were evaluated.By comparing the five cases,we summarized the trends of morphological changes, the characteristics of cadastral blocks and plots in scale and morphology, the relationship between parks and their surrounding spatial elements, the commonalities of land use around parks, and the potential correlation between land renewal and ownership clarity. On the basis of the above research, various problems in the parks and their surrounding areas were identified, such as a low number of entrances to parks, low utilization rate of the frontage of parks, poor mobility between parks and their surroundings, chaotic spatial order in some areas around parks, poor building quality, inconsistent land use and plot division. Finally, our study combined quantitative analysis methods such as accessibility measurement, spatial syntax, park "de-fencing for better permeability",and boundary space design with design practice to propose multiple suggestions for the renewal of parks and their surrounding areas at different levels of intervention. These suggestions were discussed in detail with case studies.Based on the analysis of urban form, spatial interface and land ownership, this study made positive explorations on environmental improvement in the context of existing urban areas. In addition, the article combined quantitative analysis with specific design methods, attempting to provide a generic operational process of "urban context awareness – problem site diagnosis –renovation feasibility evaluation-solution selection."... |
