| With the rapid development of China’s construction industry,traditional construction methods are gradually unable to cope with the development requirements such as rising labor costs,improving housing quality,green environmental protection and energy conservation,and industrial transformation and upgrading.Prefabricated building is an important starting point for the transformation and upgrading of the construction industry.It conforms to the development trend of the industry.The development of prefabricated buildings has become the only way for Guangdong Province to promote the high-quality development of the construction industry.It is also an inevitable choice for improving the quality and safety of buildings everywhere.However,at present,the research on the design method of fabricated buildings is not mature,the standardization system is still incomplete,the high requirements of assembly components on the accuracy of components and the high construction cost at this stage restrict the promotion and development of China’s prefabricated buildings.The methods and ways of reducing costs and increasing efficiency of fabricated buildings have important practical significance.In this context,this paper first conducts research and analysis on fabricated high-rise residential buildings,sorts out relevant policies and current situation analysis,and applies expert survey method and analytic hierarchy process to analyze the cost factors affecting fabricated high-rise residential buildings,and obtains analytic hierarchy analysis.The index weights of the law are determined and sorted,and the prefabrication rate and assembly rate,design level,design standardization,and construction technology are the key factors affecting the cost of prefabricated concrete high-rise residential buildings,providing direction for subsequent research.Secondly,according to the incremental cost structure of the prefabricated concrete house,the design characteristics of the prefabricated concrete house and the cast-in-place reinforced concrete house are compared,and the measurement,pricing,measures and taxes of the common components of the two construction modes are compared.In the comparative analysis,it is proposed to select the horizontal prefabricated components with small difference in incremental cost,and to explore the most economical component combination under the premature index of 15%,30%,45%,60%,etc.under the premise of meeting the standard of prefabricated concrete building.The plan proposes design proposals for cost reduction and efficiency improvement.Finally,combined with the case of the prefabricated concrete high-rise residential project,the cost control measures analysis and application of the project management of the prefabricated residential project design and construction,and the application of the bim technology to the project design management and cost calculation for the subsequent assembly of residential projects to provide design References and cost reduction measures.At the same time,it is also proposed that the advantages and benefits of prefabricated buildings are more significant in terms of relative cost increments,and the recommendations for sustainable development of fabricated buildings are proposed for the above research conclusions.Building quality improvement,cost optimization,green sustainable development provide reference for reference. |
