Study On The Change Risk Management Of Southwest Hotel Project

Because the construction project is complex,protracted and the contract is incomplete,it determines that the contracting parties can not predict the possibilities of the changes,such as the geological conditions,price of fluctuations,changes of regulations,the weather conditions and the third party's interference in the process of implement.so for the project,the engineering change is inevitable.And the engineering change will influence the complement of the three most important aims—the cost,the quality and the working period.Therefore,the paper makes research for the risk of the engineering changes and aim to provide reference for the smooth implementation of the project.The main contents of this paper includes the following aspects:Firstly,The paper based on our country's present situation of engineering project and the existing research on the risks of engineering changes,using the life cycle theory,divides the engineering project into positioning decision stage,design stage,bidding and preparation stage,the implementation stage and the completion acceptance and operation stage.Through the analysis,the paper identify the risk factors of the construction projects in different stages of our country.Secondly,The paper takes the southwest hotel project which the author participated in for an example,and using the method of expert survey to identify the risk factors of changes in the project's whole life cycle,and form the risk factors set of the project changes.Using the subjective evaluation method to evaluate the identified change's risk factors set of the southwest hotel project.the risk assessment is sorted into stages.And find out the main factors which influence the project of southwest hotel.Finally,On the basis of the above results,the paper puts forward the counter measures to change the risks of the southwest hotel project in different stages.The purpose of this study is to identify all the risk factors of the change of the southwest hotel project from the project to the present,Through the evaluation of these factors,Determine its impact on the three objectives of the project,quality,cost.To provide an important reference for analyzing the reasons for the delay of the project,meanwhile,based on the identified factors,how to avoid and deal with such risks in the future.
