At present,China is in an important node of the transformation and upgrading of the construction industry.Prefabricated building is a construction mode combining modern manufacturing industry and construction industry.With the arrival of construction industrialization,the construction industry has gradually developed from cast-in-place construction to factory production and site installation.The development of prefabricated buildings can improve the construction level,improve the quality of buildings,speed up the construction speed,and has the advantages of saving materials and protecting the environment.China's prefabricated buildings have developed rapidly in recent years.The government has launched a lot of policies will promote the construction of prefabricated houses.Prefabricated buildings are also preferred for indemnificatory housing in all regions.At present,the development of prefabricated buildings in our country has just started,and the problems such as fast but not saving,management confusion and so on are highlighted.Through analysis,it is found that there are great deficiencies in the policy,management,technology,design and industrial chain of prefabricated buildings in our country,resulting in the high cost of prefabricated buildings in our country,which hinders its development.Based on analytic hierarchy process and system dynamics,this paper discusses the key factors that affect the cost of prefabricated buildings.The research content mainly includes the following aspects:Firstly,this paper introduces the concept and characteristics of assembly building and the significance of cost control of assembly building project,and introduces the analytic hierarchy process and system dynamics,then analyzes the applicability of analytic hierarchy process and system dynamics in the research of assembly building cost control.Secondly,AHP is used to analyze the factors that affect the cost of prefabricated building from the design stage,component production stage,transportation and installation stage and policy impact,and then the key factors that affect the cost of prefabricated building project,such as design standardization,component production technology and technical standards and their weights,are obtained.Finally,by constructing SD cost control model of assembly building project,using Vensim software to draw cause and effect diagram and system flow diagram,then simulate and analyze the key influencing factors of assembly building cost,and put forward reasonable suggestions for the cost control and development of assembly building.
