In recent years,a number of large real estate companies have entered Shijiazhuang,and the development of local real estate development companies in Shijiazhuang has been greatly affected.Some local development companies have been merged or bankrupt.A similar situation has also occurred in the real estate-related construction industry.For local real estate development companies,how to maintain the continuous development of the company in the increasingly fierce market competition is an urgent problem to be solved.After sorting out the past project data of some local real estate development companies,it is not difficult to find that during the project implementation stage,the project duration,cost control concept and system are outdated,the project management method is single,and the management efficiency needs to be improved.Real estate projects under such management status often do not determine the investment budget and cost limit before the project starts,and there is no effective cost control method in the project construction process.The project cost settlement after the project is finished is also rough.These management statuses are likely to cause delays in project construction and project costs.Some project projects even experienced large-scale construction delays at the beginning of the project.In the middle and later stages of the project,a large amount of manpower and material resources were invested in the construction period,resulting in additional expenditures for work-study and labor costs.The root cause of the above-mentioned unfavorable construction period and cost control is the backward management method and the lack of advanced management methods and measures to effectively control the project cost and construction period.To this end,this paper hopes to improve the cost control and project control effects of real estate projects through the introduction of advanced management methods,and create greater benefits for enterprises.This paper analyzes the project management process of high-rise residential buildings in Red stone Original Community of Shijiazhuang City,and through rea-sonable and scientific use of significant CS theory and EVM method,the problems of project cost management and construction period management are obtained through comparative analysis.In response to these problems,several optimization suggestions for cost control are given through multiple cycles of analysis,summary,implementation,and verification processes.It is hoped that these suggestions can help local real estate development enterprises in Shijiazhuang effectively improve the project management level,increase the efficiency of enterprises,narrow the management gap with large real estate enterprises,and then launch effective market competition with large real estate enterprises.This article will focus on the construction period,cost control steps and methods in the construction process of real estate projects.
