As China’s real estate market situation continues to change and the government regulation and control policy promulgated and accelerated urbanization process,the real estate industry has been very difficult as in previous years as in the residential projects to obtain high profits,so many developers began to look to the commercial estate.But many real estate companies still use the traditional profit-oriented cost control method,it is difficult to achieve the goal of cost control,will take the old road of residential projects,and ultimately to the low-profit narrow lanes.Under the current weight,How should the real estate company do to go out of the current predicament and to ensure that the company profits?I think the company should learn from the advanced cost control theory to establish a scientific cost control system,so as to effectively control and this urgent need to solve.In this paper,A real estate company Yizhuang industrial park project as a research object,A company mainly the development of commercial,industrial complex park projects.This paper reviews the current application of a wide range of cost control theory in the project.Then,taking the cost management of A real estate company as the breakthrough point,this paper summarizes the present situation of the project from the aspects of cost control organization structure,cost control system,design stage and project construction stage,taking the development and construction of Yizhuang industrial park project as an example.And then in the project cost control measures first proposed to adjust the cost control of the organizational structure to meet the A company co-ordinate the project cost of the project needs Second,put forward a sound cost control system,strengthen the target cost control system and cost responsibility control system Thirdly,it puts forward the measures to solve the cost control problem in the design stage and the construction stage,introduce the solutions and measures such as limit design and cost correction,perfect the approval process of the quota design and change the approval process of the visa,make reasonable optimization of the quota design and make the cost Correction plan.Through the new project on the corresponding cost control measures for rehearsal,and ultimately by comparing the two project cost cost index,verify the effectiveness and feasibility of this measure,similar projects have a reference role.In this paper,the Real Estate Company should according to the actual situation of the enterprise’s own situation and development projects to determine the organizational structure for cost control and perfect cost control system,only through the establishment of a practical and reasonable cost management system,to achieve the internal management mechanism,optimize the company’s goal to improve the core competitiveness of enterprises.The whole process of cost management of real estate development project is a continuous and dynamic process of management,so the expenses should be timely update the cost in order to grasp the changes of the total project cost,should also be a clear responsibility of the main stages of cost management,formulate specific implementation methods and processes,to achieve the dynamic management of the whole process of real. |
