Abstract/Summary:
Under the background of new urbanization,Limiting requirements for land space planning forced the transformation of towns from an extensional development to a connotative development."Quality improvement" and "increasing efficiency" for the stock construction land is an effective path for the sustainable development of small towns.For towns in Chengdu,there are many problems such as uneven land use,uneven construction level,complex property rights,lack of data supervision platform,lack of overall renewal of the overall situation,and lack of overall management.These problems make the redevelopment of stocks in a chaotic situation,and the redevelopment work is difficult to advance in an orderly manner.The “purification and efficiency improvement” of the stock land lacks the realization path—“Time sequence of Redevelopment”.However,the rough timing division of the near,medium and long term at the macro level in traditional planning is difficult to apply to the redevelopment of stocks at the micro level.Therefore,this paper proposes to conduct a comprehensive investigation,sorting and evaluation of the stock of small towns on the premise of rationally dividing the evaluation unit,and to divide the time sequence of Redevelopment of the stock land.This paper takes the township as the research scope and belongs to the microscopic level of time series research.Firstly,the related literatures on the redevelopment and time division of stock land are studied and combed,and it is clear that the timing division at the micro level focuses on the conditions of the land itself.The division of the evaluation unit,the construction of the evaluation index system,and the evaluation method are the three key points for rationally dividing the redevelopment timing of the stock land.Secondly,it investigates the current situation and timing of the stock of small cities and towns in Chengdu.The current situation of low-efficiency land use,low-quality development of buildings and space environment in small towns is analyzed.Furthermore,it analyzes the practical problems that need to be solved and the technical problems faced by the timing division in the time series of the redevelopment of small cities and towns in Chengdu.Based on the above analysis,the improved demand for the method of re-development time division of small cities and towns in Chengdu is proposed.Then,the method of sub-development time division of the small towns in Chengdu is constructed.Based on the division of the evaluation unit,the construction of the evaluation index system,and the sequential ordering method,the three key points are divided into the re-development timing of the stock.The evaluation unit is divided according to "spatial form" and "property attribute";According to the investigation of the status quo of small towns in Chengdu,the combing of relevant literature and materials,and the enlightenment of practical cases,the evaluation index system is constructed;The analytic hierarchy process,the expert evaluation method,and the tendra method were selected to classify the re-development timing of each evaluation unit.Finally,the qualitative evaluation was used for checking.At last,Study in Sanjiang Town,Chongzhou City.First,divide the redevelopment unit;Then,the stock uses land to redevelop the timing evaluation;and third,divide the sequence of land redevelopment in Sanjiang Town.Finally,through the subjective evaluation of Sanjiang Town by residents,government staff and planners,the rationality of the evaluation is verified.
