The first-and second-tier cities in the country's developed economy have superior resources,more employment opportunities,and abundant recreational activities,all of which attract young people.However,the housing prices in the first-tier and second-tier cities have remained high,and young people have difficulty finding homes.Someone left,and some lived in a small house and continued to persist.The problem of young people renting in big cities has become increasingly significant.At the same time,with the development of urbanization and the transformation of enterprises' economies,many factories have moved to the suburbs,and a large number of sturdy and well-preserved industrial plants have been left idle,facing demolition,reconstruction,or reconstruction and reuse.At present,the transformation of domestic old industrial plants into creative parks is the most common form of reuse.However,in 2017,there was a slant on national policies concerning the transformation of old industrial plants into rental housing,and in the past five years civil practice has also occurred.Most of these transformations are driven by interests.There are problems with safety or unreasonable design.This is also caused by the very weak theoretical support for the transformation of old industrial plants into long-term rented youth apartments,and there is no scientific and effective guidance for reconstruction.In this context,the paper tries to combine the actual national conditions of China,explore the feasibility and spatial relationship of the two transformations,and propose a design strategy for its transformation.The first chapter introduces the background of the topic,the concept of the research object,the research purpose and significance,the research framework,and the research methods.The second chapter analyzes the status quo of long-term rented youth apartments in the transformation of old industrial plants.Firstly,the literature research method was used to elaborate the domestic and international relevant theories and their application in the transformation of old industrial workshops into long-term rented youth apartments;secondly,field investigations were used to investigate the actual cases in Beijing and Guangzhou,and the current domestic reforms were summarized.The main problems;the final use of case analysis method,the reference of the domestic real case can be combined with foreign classic cases,and the enlightenment of such transformation.The third chapter explores the feasibility of the transformation of old industrial workshops in China into long-term rented youth apartments.Respectively sum up the transformation of domestic old industrial plants and the development of long-term rented youth apartments,and discuss the feasibility from the aspects of the significance and advantages of the transformation.The fourth chapter studies the spatial relationship between old industrial buildings and long-rented youth apartments.On the one hand,the spatial features of industrial plants are described in terms of space shape,scale,structure,and materials;on the other hand,the author conducts questionnaire surveys,household interviews and observations on youth groups,and conducts field research on long-rent young people in Wuhan and Guangzhou.The apartments combine the residential needs of youth groups with the spatial characteristics of different forms of long-term rented youth apartments,and summarize the spatial characteristics of long-term rented youth apartments.Finally,from the internal space and the external space,they explore the transforming points and the modifiable elements.The fifth chapter proposes the design strategy of long-term rented youth apartments in the transformation of old industrial plants.In the seven dimensions of design principles,matching assessments,building structures,building facades,building exterior spaces,building interior spaces and green technology approaches,relevant renovation strategies are given.The sixth chapter combines theory with practice,selects actual cases from the investigation to optimize design,and applies the design strategies proposed in Chapter 5 to practical projects.At the end of the article,the paper concludes and looks forward,hoping that after preliminary exploration,it will provide new ideas for the transformation of old industrial plants in China,and it can also improve the living environment for young people when renting houses.
