Since the reform and opening up in 1978,China has entered the stage of rapid urbanization,in the course of which time large number of multi-storey residential areas was built used for large units,large enterprise employees' living.Restricted by the social and economic development and construction conditions at that time,after being used for 30 years,these communities are now facing the problem of buildings dilapidated,facilities Inadequate,environmental deterioration,poor neighborhood relations,lacking of belonging,security and happiness sense and so on.It is unable to meet the comfortable living,convenience and even security of livable living needs,which becoming an important factor affecting the quality of the city.Firstly,this paper judges the characteristics and problems of old communities in Nanjing.The social and economic characteristics of 9 different types and scales of old communities in Nanjing is determined through questionnaires and interviews.It is considered that the old residential areas are characterized by serious aging,laid-off and unemployed population,large proportion of low-income groups and weak sense of belonging.Through the methods of spatial analysis,n-site investigation,handheld GPS locator,and UAV auxiliary investigation,the status question of material space in old communities is determined.It is considered that there are some problems in old and old communities,such as poor residential safety,inadequate public facilities,inconvenient road traffic,poor building quality,low ecological benefits and lack of humanistic care.Secondly,according to the current situation of the old residential areas,the strategy of renovation planning for old communities is put forward based on livable orientation.In view of the problem of inhabitation safety,the safety promotion strategy of the old residential areas is realized from five aspects: building a suitable scale of management unit,determining the reasonable entrance of the management unit,optimizing the boundary of the management unit,implementing long-term maintenance and management,adding complete security facilities.In view of the shortage of convenience in life,the convenience of life is realized from three aspects of facilities improvement strategy which including improving facilities service level based on the perspective of life circle,improving the content of facilities with both commonness and personality needs,perfecting layout mode of open sharing and complex pluralism and four aspects of convenient traffic strategy which including improving the road system,repairing damaged pavement,alleviating the parking contradiction,perfecting slow line system.In view of the problem of poor building quality,the building regulation strategy of "roof refurbishment,facade improvement,inner building environment renovation,vertical traffic improvement" is used to realize the comfort of old buildings in four aspects.In view of the low ecological benefits of greening,the green ecology of old and old communities is realized from four aspects: "perfecting green system,improving green space between houses,optimizing plant collocation,improving species diversity and green quantity,introducing three-dimensional greening,improving green coverage rate,transformation of sponge community and improving ecological benefits".In view of the lack of humanistic care,the humanistic care in old communities is realized from three aspects of adaptation for aging strategy which including improving the elderly service facilities,building micro aging facilities based on the needs of the elderly,no-barrier designing in outdoor environment and three aspects of cultural identity strategy which including refining regional culture symbols,importing characteristic cultural signs,creating cultural atmosphere,enhancing community ownership,strengthening residents' autonomy and deeply participating in the public.The living environment of old residential areas is realized through the comprehensive promotion of living safety,convenience of life,comfortable building,green ecology and humanistic care in old and old communities.Lastly,This study takes Nanjing Yuhua village as an example,applys the old residential renovation technology to the specific practice,Provides reference for the renovation planning of old residential areas in Nanjing.
