An Empirical Study On The Planning And Renovation Of Community Living In Liaobu,Dongguan

As an important city element,the planning and construction of community become more and more important during the new urbanization.How to make it more livable is worth further exploring.This study takes Liaobu community of Dongguan city as an example to realize the research objectives.This research focuses on various problems occurred during the development process e.g.chaos of the planning and layout,traffic congestion,environmental pollution,limited investment,historic buildings protection,quality assurance etc.According to these,the aims of this work are to establish the community planning and reconstruction proposal and set the short/long-term goals to ensure its livability.First of all,this paper expounds the theory of livable community from the multiple perspectives such as legal,planning,construction procedures/methods,etc.According to these,the paper describes the current situation of Dongguan Liaobu community,including the historical background,location,economy,population,culture/tourism,infrastructure and so on.Through the analysis,the fourth and fifth chapters put forward the key issues of the community renovation and provide suggestions dealing with harmony of historic buildings and modern community,public participation,financing,quality insurance.Economic,social and ecological benefits have been achieved through the optimization of project planning and reconstruction.The results show that the scheme is feasible and IRR and NPV are 32.78% and 25 million 219 thousand and 600 RMB.The sensitivity analysis shows that human flow is the most important factor affecting project income.Through positive cultural publicity,enhancing visibility and attracting tourists,the project can steadily achieve revenue targets.Base on the empirical study,it is indicated that the livability of the community has been achieved,which provides a useful reference for other similar projects.Specifically,in terms of social benefits,according to the satisfaction surveys towards the community environment,public facilities,services,community safety,the residents’ satisfaction was 1.2 points(very satisfied=2),which is between “very satisfied” and “satisfactory”.In terms of ecological benefits,the increase of the greening rate can fundamentally improve the living environment of the residents.The empirical analysis indicates that planning and renovation should be emphasized when carrying out similar projects in the future.Attentions should also be paid to capital investment,public participation consciousness/ability,project quality,etc.
