| Residential real estate projects is an important material basis for national defense and army building.However,there is a lot of residential real estate projects are only successful on the surface,in fact,the actual benefits generated by them are less than even far less than the expected.Therefore,it's necessary for residential real estate projects to do post-evaluation,and post-evaluation can be a great help to judge the real benefits of the project and analyze why there is a deviation between the target benefits and the real benefits.Meanwhile,doing post-evaluation can promote the development of residential real estate projects and it's also has a great significance for improving the benefits of the construction project.Based on the current situation of domestic and overseas study,this paper systematically discusses the theory and method of the post-evaluation of residential real estate projects.Then,it sets up the post-evaluation index system by combining lots of research methods like literature research,systems analysis,qualitative and quantitative analysis,theoretical and empirical analysis.Next,using fuzzy comprehensive Evaluation method to do a outpatient building reconstruction and expansion project post-evaluation of DHYY residential project in Guangzhou city.The main results of this paper are as follows:(1)Based on the residential real estate's characteristics and the current situation of domestic and overseas study,the paper systematically discusses the theory and method of the post-evaluation of residential real estate.Then,the post-evaluation system is mainly established from three aspects: economic benefit,social benefit and environmental benefit by taking DHYY residential project in Guangzhou city as an example.(2)With regarding to the methods of the residential real estate projects post-evaluation,because there is a lot of qualitative indicators in the index system,and the index system is high comprehensive,so the post-evaluation is a comprehensive assessment with complex multi-index system.Based on the summarize and reference of existing research methods,this paper finally chooses fuzzy comprehensive evaluation method,and this method is successfully applied in a outpatient building reconstruction and expansion project post-evaluation of DHYY residential project in Guangzhou city.The post-evaluation has some special issues,like multi-level nature,multi-faceted,fuzzy and different importance of each factor in the same level,but fuzzy comprehensive evaluation method can give a better solution.So,applying this method can help to make the results more impersonal and veracious.Therefore,fuzzy comprehensive evaluation method can be applied to other residential real estate projects post-evaluation. |
