Research On Theory And Application Of Post-Project Evaluation

As China’s investment reform deepening, post-project evaluation has become an important method to improve investment income and environment and make good project decision. Whatever, developers are willing to pay more attention on pre-project evaluation and project evaluation than post-project evaluation in the real estate development project. It is particularly important to promote post-project evaluation in real estate development projects at this stage. Many real estate agents do not carry out post-project evaluation, even if carried out by a small number of developers, which is difficult to ensure the accuracy and objectivity of the evaluation results, while assessment is developed by developers themselves.In this paper, we take the post-project evaluation as the basic theory, with the status and own characteristics of the China’s real estate development projects. Especially, we take Green City Windsor Castle as example and get further total research. This paper is divided into five chapters on the structure. Chapter1is an introduction, which described the background, research status and research methods; Chapter2is an overview of the project evaluation theory, which described the basic necessary theory of the research; Chapter3is the focus, which analysis the preliminary of the Green City Windsor Castle project and mainly on project approval and implementation of specific circumstances. According to it, we can implement the post-project; Chapter4is the focus on the focus, which is the post-project evaluation of the Green City Windsor Castle project; Chapter5is the conclusion and prospect, which summery the results of this study and indicate the possible direction of future research.This research is help to improve the project evaluation theory and the real estate project decision-making and project management, while providing ensure for the smooth progress of the follow-up projects. What’s more, this paper can provide theoretical and practical significance to China’s real estate project evaluation.
