Abstract/Summary:
As China’s economic structure is continuously optimized,the laws and regulations of construction industry continues to improve,policies are constantly innovating and architectural survey and design market further opens up in the construction industry,the risks in the architectural design stage are increasing,especially the continuous rise of residential real estate projects in recent years,which asks for better concept,technology and management.For residential real estate project design,"safety,applicability and durability" is the goal of project construction.In the design of residential real estate projects,we should not only achieve the goals of construction objectives,but also satisfy the owner,fulfil the requirements of relevant policies,so risk impact is further enhanced.Therefore,scientifically and reasonably assess the risks in the architectural design stage of residential real estate projects,improve risk prevention and control capabilities in architectural design stage will be extremely important.Firstly,researched on the relevant theories of residential real estate projects risk management in the design stage,and based on domestic and foreign literature and materials,to understand the research history and current situation.Secondly,explained the risk principle in the design stage of residential real estate project,and described in detail the meaning,composition and basic process of risk management.Then constructed a risk evaluation index matrix,and used it as the cornerstone and reliance for analyzing the risk of residential real estate projects;Based on this,a multi-level fuzzy comprehensive evaluation method was used,the fuzzy comprehensive evaluation of the occurrence probability and loss size of "secondary risk" was carried out respectively,and a comprehensive assessment model of "secondary risk" was established.Then a multi-level fuzzy hierarchical risk assessment model was obtained Finally,the risk assessment model was applied to Tonghe Tianyu project.Carried out risk identification,risk assessment and analysis of the residential real estate project,and obtained the evaluation results,and the risk countermeasures for the preliminary design,scheme design,construction drawing design and design closing stage were given according to the assessment results.It provides reference and guidance for design risk management of other residential real estate projects in the construction industry.The thesis uses quantitative analysis method to find the problems existing in the risk control of Hefei Tong and Tianyu residential projects,and helps enterprise managers formulate targeted improvements.The research results of the thesis are helpful to the research theoretical system and the orderly development of China’s construction industry,and also has certain reference significance for the risk management work of domestic real estate enterprises.Figure [7 ] table [ 34 ] reference [ 50 ]...
