| With the continuous development of rail transit,people’s daily life is mostly concentrated around single or multiple orbital stations.The orbital stations become the cells of orbital cities,which are connected in series with the rail network to form a complete orbital urban system.To meet the daily needs of people with different types of orbital stations independently or in combination with each other has become the basis for the construction of orbital cities and future development.Therefore,the development and construction of the land surrounding the metro station has also become a topic of great concern.Based on the theory of "TOD",this paper aims to explore the construction mode of harmonious development of human and rail transit through the coordinated development of rail site and surrounding land.Firstly,based on the delineation of the influence range of orbital station,with the proportion of each function site in the affected area of Xiamen orbital station,the K-means clustering analysis method is used to make the orbital site of Xiamen Functional division,summed up and concluded six types of orbital stations,namely,commercial service-type sites,public-type sites,traffic-based sites,industrial sites,residential sites and integrated sites.Secondly,on the basis of comprehensively considering the residents’ needs and the research contents of land use planning and layout within the influence area of different types of orbital stations,five characteristics of customer characteristics,land use allocation,service facilities,land use planning and land development intensity are selected.Through the quantitative analysis and summarization of relevant data of the case site,this paper constructs the layout pattern of the influence area of the different types of metro stations.Finally,the mode of land use planning and layout of the commercial service track site affected area is applied to the Ma Luang Central Station on Line 2 of Xiamen.The improvement Suggestions are given to the planning of land use and layout planning,land development intensity planning and service facilities planning in the influence area of the Ma Luang Central station.The article chooses the influencing factors of the land use planning layout of the railway station from the two demand levels of traffic and people.Through the quantification of the data,the paper constructs the layout pattern of the influence area of six kinds of metro stations,namely,commercial,public,transportation,industrial,residential and comprehensive.The planning and layout pattern of land use for the affected sites of the orbital stations provides a reference for Xiamen as well as the city it has not yet constructed or is going to carry out. |
