In response to the high housing price pressure and large number of floating population in China's large and medium-sized cities,there is an explosive growth of the centralized long rent apartment.With leasing and through the centralized management mode of operation,centralized rent the apartment,solves the drift in the living problems of youth groups in big cities,as activation of idle and improper operation of the old buildings in the city of good means,get government support,but in the centralized long rent apartments in the process of development,due to lack of market regulation and industry standards,have appeared in the transformation process,such as low efficiency,design is not reasonable,the transformation reform costs,poor tenants living experience.To consider from the Angle of urban renewal and reconstruction of the city's future long-term development,and shoulder the task of the activate urban vitality,from the Angle of developers,the rationality of the design of transformation,the transformation of the high efficiency for the capital turnover and operating of the apartment is very important.From the perspective of the tenant group,it is the guarantee of a good living experience to fully consider the residential demand of the tenants.In conclusion,this paper studies the existing buildings transformed into the centralized long-rent apartment,the first chapter is introduction,narrates the related backgrounds of the centralized long-rent apartment,from four aspects: demand supply level,policy level,urban renewal and reconstruction of building,fully elaborated the background and significance of the transformation.Define the existing buildings and centralized long-rent apartment,reviewing the current research situation at home and abroad,and on the basis of predecessors' research,find out the paper breakthrough and innovation points.The second chapter focuses on three key factors that influence the transformation design of the centralized long rent apartment,the operation mode,the building body and the tenant group and their characteristics and influence are summarized.The third chapter of the general design of centralized long-rent apartment method carries on the analysis and research,put forward the design system of centralized longrent apartment,The elements in the design system include: internal public space,door type design and external environment,sums up its characteristics and the general design method and principle.The fourth chapter studies the differences of centralized long-rent apartment design method,according to the analysis of the affecting factors for building ontology in the second chapter,on this basis,the further research based on the characteristics,design of the residence building upgrading based on public buildings based on industrial design characteristics,the retrofit design of the building for the differences in research.Based on the analysis of the advantages and disadvantages of three kinds of existing buildings,this paper puts forward the key aspects of the transformation design,and summarizes the design method of the business trip.The fifth chapter is the practice interpretation of the existing building reconstruction as the centralized long rent apartment,and the design methods and principles proposed in chapter 3 and chapter 4 are verified through three reform case studies.The innovation of this paper are reflected in the following aspects: first,the operating angle,the transformation from an apartment building ontology angle,the tenant groups angle,The influence factors of the reconstruction design are analyzed comprehensively,and more accurate design requirements are obtained.Secondly,through case analysis,the paper summarizes the general design method,and makes general design guidance for the centralized long rent apartment.Thirdly,this paper starts from the difference of architectural noumenon,and obtains the difference design method of the centralized long rent apartment,and more precisely directs the transformation design of different types of building ontology.In this article,through the research attempts to put forward existing buildings into a centralized rent the apartment design methods and principles,for the modification of existing buildings in the future the centralized rent the apartment design helps for significance.
