A Study On Apartment For The Aged Design Based On Reforming Of Existing Buildings

Metropolises in China are successively entering the deep aging stage. It has become the current situations of pension system in metropolises concerning increasingly serious aging, obvious low birth rate pattern, aging trend of increasing and imbalanced aging development between the central urban area and the suburb under the background of marching into the intense aging. As the family supporting function declines and community endowment is non-professional, the role of institutional pension services is increasingly prominent. Pension institutions with apartment for the aged as the main stream comply with the transformation of endowment function from family to society, but also highlight the imbalance between supply and demand on quality and quantity regarding apartments for the aged in metropolises of China. Additionally, China has enhanced the control on newly-added construction land of metropolises in recent years, so transformation on existing buildings in the central urban area will significantly increase. At present, there are many places like hotels, schools, office buildings and plants needing to be vitalized and reformed in metropolises; these existing building resources can be transformed into apartments for the aged, serving the pension institution career with demand exceeding supply.Under the background above, it will be of great importance in accelerating the reconstruction speed of existing buildings and remitting the tense problem of pension beds in the urban area of metropolises to study and generalize rational and efficient design method and improve the project design efficiency. With the existing buildings based renovation project design as the entry point, the paper deeply explores the core contents of building design-update strategy and method of function and space, focuses on the space structure status of existing buildings and the configuration specification of apartments for the aged, researches the replacement operation related preparatory work, adaptive adjustment and necessary engineering reform points.Chapter â…¡ of the paper analyzes the selection factors of existing buildings and advantages and disadvantages of reform on various existing buildings, and provides the selection advice. Afterwards, it presents that the optimal strategy and method to win the reformation design initiative when facing the existing buildings with different types and complicated status are spacial function replacement, that means applying standardized and elastic design to reform the living space, modularized and combinational design to reform the public space and the common modification works to optimize the existing space, thereby creating conditions for the smooth implementation of replacement method.Chapter III makes an intensive study on reformation design of living space in apartments for the aged. The pattern and element in standardized rooms are firstly determined, and the room is divided into three kinds of self-helping, device-helping and nursing care according to the nursing grade, and each kind is further divided into compact, intensive and comfortable types based on the preset face width; the standardized room project is deliberated based on methods of enumeration and comparison. Then an elastic design research is done for standardized rooms to make it adapt to the dimension of existing space and various restricted conditions and develop multivariant models so as to satisfy the demand.Chapter IV deeply studies the reformation design of public space in apartments for the aged. The public space is firstly divided into nursing unit public space and facility level public space based on the concept and code standard of nursing unit. Then a modularized design is made for the nursing unit public space, besides, the key point and typical manner of nursing unit module combination in various existing buildings planes are summarized. Later the paper concludes the partition combination method of facility level public space and introduces the common modification works of existing space.Chapter V analyzes two reformation design projects relevant to apartments for the aged in which the author takes part based on the above-mentioned research result, therefrom checking the effectiveness of the strategy, and finding out the deficiency of the strategy for further improvement. In the final conclusion chapter, the paper summarizes the design results of reformed apartments for the aged based on existing buildings, and proposes the limitations of research.
