The commercialization of historic districts has a long history and significant achievements have been made.The theoretical aspects include the successful transformation of Shanghai Xintiandi and its chain research,experiential design research in the commercialization process of historical blocks,and research on the traditional characteristics of the commercial streets of historic blocks.In practice,it is more directly reflected in the frenzy of construction: many historical blocks have gone into the road of commercialization,and become the next Xintiandi.However,under the prosperity,the problem becomes obvious,such as excessive commercialization leads to the loss of the connotation of the block,and the blind copying leads to the disappearance of the street characteristics.Based on the above background,it is of great practical significance to review and reflect.In the past studies,the focus of the research is mainly on the exploration of the reform design methodology,and the nature that whether the historic district is suitable for commercialization isignored.At the same time,the method strategy for the commercialization of history is based on the result of empirical judgment or theoretical analysis,and this kind of subjective approach is relatively irrational.Aiming at the problem,this paper starts with the adaptive research on the commercialization of historic blocks.It select the historic district of modern residence as the research object.Based on the protection and renewal of historical blocks,design principles of urban commercial districts and evaluation theories,the adaptive evaluation system for the commercialization of historic blocks has been established.Based on the objective evaluation of qualitative and quantitative combination of the block,this paper aims to provide a basic reference for the later commercialization design.The paper is divided into six chapters and four parts.The first part(chapter 1): By analyzing the research background and the contradiction,this chapter summarizes relevant literature,exploring the goal of this research and significance,defines the research objects and research methods,clear the research question,research framework.The second part:(chapter 2 to 4): This section is divided into core contents.The second chapter mainly explains the related basic research,puts forward the significance of the adaptation evaluation of the commercialization of historic blocks,and provides theoretical support for the evaluation system.In chapter 3,the evaluation system index group and the hierarchy structure are determined by combining the influence factors of the commercial transformation of historical street and the purpose of this study.The fourth chapter preliminarily determines the evaluation index weight through the case analysis.Expert consultation and analytic hierarchy process to repair it.The final weight of the evaluation index is obtained,and the auxiliary information such as the scoring standard and the system application thinking are added.Finally,the final construction of the adaptive evaluation system for the commercialization of the dominant historical blocks in modern residential areas was completed.The third part(chapter 5):This chapte take Dalian as an example to research the modern residence leading historical block,and connecting with the typical case of suiyeh street historical block,historic districts commercialization reform adaptability evaluation system of empirical research.On the one hand,it verifies the operability of the evaluation system.On the other hand,it provides basic judgment and design Suggestions for the commercialization of dongguan street.The fourth part :(chapter 6): This chapter summarizes the main points raised in this paper,and puts forward the shortcomings of the research in order to deepen the research in the future.
