Research On Cost Control Of Prefabricated Building Based On BIM Technology

The prefabricated building takes the green energy saving development as the idea,it can be built quickly through factory intelligence and on-site assembly.Prefabricated building is inevitable trend of building industrialization and the core of modernization of construction industry.and it is also the inevitable choice for the housing development enterprises to face the fierce competition and demand of the housing market,It is also an important measure to implement the 19 th National Congress of the People's Liberation Army in order to win the battle against the blue sky.At present,the cost of prefabricated buildings in China is higher than that of traditional buildings,and the cost is the blood and lifeline of the development of enterprises.Cost is the important factor that restricts the rapid and large-scale development of prefabricated buildings at this stage.How to provide the best quality housing and service to the owner at the lowest cost is the core competitiveness of the development of the prefabricated buildings.As the most advanced technology in the current construction industry,BIM technology can be highly integrated with prefabricated building technology.The whole process realizes the visualization,standardization,coordination,simulation and refinement of cost control.It can effectively improve the cost control level of the prefabricated building,reduce the cost of construction,and improve the quality of living,achieve the advantage of competing with the traditional house.In this paper,the main research object is prefabricated building cost control,uses BIM technology to reduce prefabricated building cost as its core content.The prefabricated building analyzed the cost from the whole life cycle,the whole industry chain and the developer's perspective,and the concept of incremental cost is used to analyze the difference between the traditional building cost and the traditional construction cost,Find out the reasons for the increase in costs,and come up with key control over the costs of the design and construction phase;Then the application of BIM technology in the various stages of the prefabricated building is demonstrated in detail,and it is concluded that the construction phase and the design stage of the assembly building are the key points of the cost control.Based on the design principle,core,organization mode and cost system control process of the control model,Build the BIM technology in the design and construction phase to the cost control model of the prefabricated building.Through the model,the cost control of the prefabricated building can be coordinated,visualized,and streamlined.With the help of the BIM cloud data management,the most reasonable cost control path can be found and implemented.Maximize and refine cost control.Finally,the effectiveness and feasibility of the cost control model are proved by the actual project case.The research results of this paper can be used as a reference for the control of prefabricated buildings costs and promote the rapid development of prefabricated buildings with facilitate BIM technology.
