With the continuous development of the city, the urban population is increasing year by year, the city housing supply and demand in the market competition are constantly changing. The residential price differences are not only in time, and there are also differences in the spatial distribution.Severely restricted since purchase of the policy in the year of2011, residential real estate prices are subject to certain fluctuations in Nanchang, and there is a certain regularity in the spatial distribution. According to the related theories, the commercial housing of Nanchang is taken as the research object with collecting average transaction price in the sale of commercial housing properties for sale in November2012. With GIS software for exploratory data analysis, the paper selects the method of Ordinary Kriging to deal with the average price of sample points, and to get the average residential price distribution forecast maps and three-dimensional diagram of Nanchang. At last, the paper analyzes the existing law as well as the formation of such regular drive mechanism. The main conclusions of the study are as follows:The commercial residential prices change in Nanchang gradient influenced by the pattern of the city center. The centers of Nanchang city are the city center and Honggu Beach. New prices presents attenuation trend from the city center to the surrounding suburban areas. With a certain impact on the spatial pattern of the city center on the price of commodity houses, the magnitude of the changes in housing prices are regional different, the price change increases in City center, Honggu Beach and Castle Lake plate. Changes in housing prices as the central axis of the Ganjiang River respectively diminishing eastward and westward direction, the magnitude is smaller off the Ganjiang River with the distance farther contours. Housing prices around the several Lakes region appear higher peak. The most obvious district is Qingshan Lake District. Positive and negative impact on housing prices are due to the traffic conditions, residential prices will be high in the area with transportation facilities and intensive road network. Some residential price is not low because of being near of the Subway station. However, due to the interference of the noise of overpasses, viaducts, railways and other transportation routes, their prices have some negative effects.The commercial residential prices of Nanchang show the spatial distribution of drive mechanisms. Location factors, urban planning and external drive are the three main reasons. Advantageous natural conditions, convenient traffic conditions, and developed business center have big roles in boosting house prices. A direct impact on the spatial pattern of urban development is urban planning, there are big differences in the real estate between the plates caused by this factor,thereby, the spatial distribution of real estate prices are different. Urbanization development has contributed to the development of the real estate sector. The prices are different with the degree of development of the region. Addition, consumer demand is a major motivation. Different populations in need of real estate have different choices. A direct impact on the balance of supply and demand leads to the differentiation of prices on the space.
