Evaluation On The Project Management Level Of Real Estate Enterprise

When the urbanization process accelerates and the urban people's living standard arises,the urban real estate market is increasingly hot in our country.As it developed rapidly,many real estate projects also appeared the problems at the aspect of quality,cost and operation,and so on.The fundamental reason of it lies on the lower level in real estate project management.These problems at the aspect of real estate project management are the key factors to the success or not of the real estate project.Raising the level of urban real estate project management is of paramount important to maintain the healthy and reasonable development of real estate market.As one of the cities at the higher economic development level in China,Nanjing is at a leading position in its real estate market development level in our country.In 2015,except for some first-tier cities such as Beijing,Shanghai and Guangzhou,the city with the hottest real estate market in our country is Nanjing.The turnover of commercial housing of the whole year in Nanjing is 1278.7 square meters and the trading amount is 1934 billion yuan,which reached the highest record in its history.The new area of real estate market increased more than 30 percent compared with it of last year.Among them the Nanjing golden land project is one of the hot items in the present urban real estate market of Nanjing.This project includes two parts which are transportation hub project and mixed commercial and residential project,which reveals the current main characteristic of our national urban real estate project management as well as many problems which exists now.This paper takes this project as an example to evaluate our national urban real estate project management level.This paper summarizes the theory about the urban real estate project management at first and defined some important concepts involved in this paper;then outlines the current development state of our national urban real estate project management and summarizes the main characteristic and deficiencies of our national urban real estate project management;in the next this paper constructs the evaluation indicator system of project management level and evaluates the management level of the Nanjing golden land project.The result finds that the management level of this project is in general mainly due to the higher cost and the lower operational management level.Finally this paper puts forward some countermeasures aims to raise the real estate management level effectively according to the problems of this project and further gives some safeguard measures to provide new ideas and methods to improve our national urban real estate project management level.
