Research On Risk Management Of Real Estate Project

With the rapid development of economy and society,residents' demand for housing is increasing day by day,which leads to the increase of real estate investment and the rapid development of real estate industry.Real estate industry,as one of the important industries of China's national economic development,is closely related to the daily life of the residents.Real estate industry itself is a capital intensive industry,and demands for much funds.It also has a long investment period.Therefore,there are many unknown risks in the entire real estate project,such as the impact of social environment and economic development.This is likely to cause the uncertainty of real estate project and increases project risk.These determine that real estate investment is a high-risk investment activity.Therefore,the real estate investors face the questions how to identify and assess risk.So research on the risk management of real estate project,and efforts to solve and avoid project risks will help to promote the healthy development of real estate industry.Based on the basic theory of risk control,firstly this paper takes M project as an example to sum up the main influencing factors of real estate project risks,including policy risks,economic risks,market risks,decision-making and management risks,social,natural disasters and legal risks.Secondly on the basis of establishing the risk assessment index system of M project,this paper uses fuzzy comprehensive evaluation method to assess the overall risk of M project,and analyzes the risks of real estate projects in depth.Finally,considering real estate risk control status in China,it puts forward to corresponding suggestions from policy risks,market risks,management risks and other aspects.This will provide a strong theoretical basis for regulating the healthy development of China's real estate industry,and improving the ability of real estate industry to resist risks.
