The construction industry in the development process involves many energy consumption problems and environmental pollution problems,which became an important opportunity for sustainable economic development.Based on the evaluation index in the green building evaluation system,this paper studied the incremental market value evaluation of the green condominium using the method of time and length and income method.It aimed to provide reference and clue for the pricing and purchase of green condominium.First of all,this study carried on the selection of the green building evaluation factor,because evaluation index elements in the green building evaluation system were the important factors for the incremental market value of green amalgamated dwelling.It contained two parts,the first part were factors that could be used with the income method could to carry out its green condominium residential market value assessment(hereinafter referred to as quantifiable indicators),the second part were that could not be(Hereinafter referred to as non-quantifiable indicators).Secondly,this study evaluated the incremental market value by using the method of CVM.This study first carried out the questionnaire survey to obtain the payable premium price of customers.The study collected the 467 valid questionnaires for the green building features of the green condominium at the time of making the purchase decision and mathematical statistics were done.Thirdly,SPSS was used to analyze the results of the payable premium corresponding to the non-quantifiable non-economic benefit indicators selected by the respondents and the demographic characteristics of the respondents themselves the importance analysis,the correlation analysis between the indicators and the cluster analysis,so as to study the relationship between the indicators,and the research of the indicators of sorting,classification,stratification and correlation research,and on this basis the regression model was constructed.In the end,this study established an evaluation system of the incremental market value of green amalgamated dwelling.It was used in the case study of Tianjin Zhongxin Ecological City,to practical this system and testing.
