Research On Capital Chain Management Of HKG Real Estate Company

The real estate industry is a typical capital-intensive industry,capital is the blood of the project development in the real estate enterprise.In recent years,the real estate investment's rapid growth,the government stringent regulatory policies and the impacts of the economic environment brings much negative influence,it leads to China's real estate industry's situation more serious.The real estate enterprise has the characteristics of big demand and long cycle for capitals,so the capital chain in the whole circulation process can play a very important role in the real estate enterprise's production and operating activities.Under this background,the thesis researches and analyses the capital chain management,it's necessary for the real estate enterprises and China's national economy to develop.This thesis uses the literature research methods and the spot investigation methods,relying on the theoretical basis of the capital chain and capital chain management,regarding HKG real estate company as the research object.This thesis analyses the capital chain management's situation from the capital raise,the capital use and the flow of the capital,finds that this company exists the problem that it is the single way of financing,the higher land purchase expense and the development cost,the slower stocking house turnover.Further analysis shows that the internal reason is mainly the narrow financing channels,lack of cost dynamic management and return stage poor sales,etc.According to the existing problems and reasons analysis of HKG real estate company,this thesis puts forward suggestions from the implementation of diversified capital raising methods,the implementation of project cost dynamic management to control the cost deviation,use of sensitivity analysis to reduce the financial risks and improve marketing methods,etc.By the research of the real estate enterprise's capital chain management,it not only improves the company's capital chain management problems,also provides an important reference significance for the other Real Estate Company.
