In recent years,as China has become better and better on the road to the rejuvenation of the powerful countries,all walks of life in China have achieved rapid development.The real estate industry is one of the industries most closely related to the national economy.The real estate industry is a capital-intensive industry.Real estate companies have the characteristics of large capital demand and long project cycle.Under this circumstance,as the security chain of the real estate company's blood,it will have a very big impact on the company's normal production and operation.At the same time,the economic and policy environment at the macro level has made the real estate industry more difficult.In this context,research on real estate company capital chain management is very necessary for the industry and the Chinese economy.This paper adopts literature research method and field research method,according to the relevant theoretical basis of real estate capital chain management,selects H Real Estate Company of Changji City,Xinjiang as a case,and analyzes financial data and other methods by issuing questionnaires.It is found that the capital chain of H real estate company has risks such as high asset-liability ratio,low liquid ratio quick-moving ratio,significant decline in total net asset interest rate,and year-on-year decline in inventory turnover.Then from the three stages of fund raising,capital use and capital return,the company pointed out the causes of the company's capital chain risks,such as the financing strategy,the radical blind private lending,the large deviation between the capital budget and the actual implementation,and the slow turnover of the stock room.Then,based on the actual situation of H company,a series of rationalization suggestions are given,such as improving financing methods and raising corporate credit rating in the fundraising phase;implementing project cost dynamic management,strengthening capital budgeting and control in the fund use phase;and formulating marketing in the fund return phase.Strategy and reasonable credit policy.Through the research on the capital chain management of H real estate company,this paper not only improves the problems of H company in the capital chain management,but also provides the warning function for the companies in the same industry to "see the good and the good,see the innocence and introspect".And also provided some inspiration for the relevant departments.For other companies in the industry,improving financial status,maintaining smooth capital turnover,and building a corporate capital chain risk warning mechanism are good means of avoiding the risk of capital.For the management department,perfect operation mechanism,establishing a harmonious and orderly market environment,and improving the financial market to provide enterprises with diversified financing solutions are the best help for enterprises.
