The real estate is a industry based on construction and land,which engaged in diversified economic activities,mixing up development,management,sales and property services in this industry.With its characteristics of high risk and long development cycle and enormous demand for capital,how to run and manage the capital chain that circulated in all links of operating over an entity on real estate industry is no doubt to be playing a key role for most of the firms,just as the blood flowing through our body.Some policies were issued In recent years to regulate the development of all industry,and guide it to a normal and strong way.Simultaneously,the currency tightening policy of finance institutions has made the situation of the real estate industry capital chain even worse,it was not only the sales of inventory of these companies,but also spoiled the reserve of the funds and status of firms’ operating subsequently.If the fund can not be recovered on time,it as well caused a delay to financial institutions that would be suffered the risk of abundant loss and harmed the credit level,which too difficult to raise funds.Hence,this paper makes a systematic analysis of the company’s capital chain management,which plays a very important role in ensuring the healthy development of China’s national economy and real estate companies.This paper summarizes the theoretical achievements of experts and scholars in the past to make classified comments,relying on case analysis method,field survey method and literature research method.CJ real estate company’s specific projects would be taken as the research object.In this company,through conducting field visits and communicating with the planning and marketing department,finance department,engineering department and other relevant department personnel to understand the daily work content of each department and the impact on the company’s capital chain.Furthermore,based on the data from last three years,we compared the industry average index with the index of CJ real estate company,combined with specific representative project research and analysis.Based on the relevant data from 2016 to 2018,we firstly learn the current level of the company’s capital chain management,and then analyze the current situation of the company’s capital chain.To explore the potential problems in management,focus would be set on three aspects of research: financing phase,use stage and return phase.The result was found some problems of managing and operating of CJ real estate company,which reflected in the narrow financing way,the lax cost management,the lack of attention of senior managers and the slow speed of payment collection.According to the analysis of these problems,the paper puts forward feasible suggestions from the perspectives of improving diversified financing channels of cooperative development or trust financing,implementing capital budget control and improving the management’s attention,as well as innovatively tries to use the preparation of cash flow budget plan to predict the company’s demand for capital.The purpose that is to hope the company can arrange the use of capital in advance and establish a smooth way that operation mode of capital chain can avoid risks and prevent the capital chain from breaking.It can not only work out the difficult problems of the CJ company during the daily operation on capital chain management,but also offer some degrees of reference to other similar real estate companies.
