With recent years,China’s real estate industry regulation,financing policies have been tightened.Real estate enterprises cannot continue to adopt the business model of high debt and high leverage,and the pressure on their capital chain is intensifying.However,the real estate industry needs a lot of funds from the whole process of land purchase,investment projects,project construction in the middle stage,and the later sales collection.Any problem in any link will lead to capital risks and affect the operation and operation of the enterprise.On the other hand,the living standard has been greatly improved,and the residents’ requirements for living have been continuously improved.The real estate industry has changed from the era of rapid development with strong market demand and great enterprise development and construction to the era of service-oriented,refined and professional operation.In the face of consumption upgrading,land prices are increasingly high and the market differentiation is seriously market,real estate enterprises how to identify,evaluate and control the risk of capital chain is very important.In this context,T real estate enterprises have always taken high-end residential development as their operation characteristic,but the operation mode of implementing the radical expansion strategy,a large amount of land hoarding and many land development at the same time can easily lead to the lack of working capital and bring greater capital chain risks.This paper with the help of optimal sequence financing theory and risk management theory,formed the capital chain each link "identification-assessment-control" research framework,in-depth study and study about the capital chain risk,building capital chain risk assessment system,in T real estate enterprise,for example,the analysis of the capital chain risk,from the three links of the capital chain,in-depth analysis,build the evaluation system.In the research,the entropy method and correlation analysis were used to screen out the indicators that can best evaluate the capital chain status of T real estate enterprises and assign them.Finally,the risk assessment system was established through the efficacy coefficient method to evaluate the capital chain risk of T real estate enterprises from2016 to 2020,and finally corresponding suggestions were put forward for the risk management of enterprise capital chain.In this paper,through the study of the financial indicators and business conditions of T real estate enterprises,the causes of the emergence of capital chain risks are found,and the quantitative analysis is adopted to construct the capital risk assessment system,so as to show the risk level of the enterprise capital chain more objectively and intuitively.
